Our builder’s perspective from the ground


The home market is always shifting, and much of it depends on the industries that support a build, along with factors that cannot always be controlled. What we’ve learned is that it’s not just about what is changing, it’s about how people are approaching the process.


At a local level, things can move quickly. Markets can shift based on land and inventory availability, and overall demand, sometimes faster than expected. Some factors remain relatively consistent, while others are constantly evolving, which is why having a clear plan and the right team in place early makes such a difference.


We always encourage starting the process early, even if building or renovating feels a little down the road. Visiting with lenders and agents, studying what you like, and thinking through how you want your home to feel and function creates clarity when the timing is right.


From where we sit as a builder, 2026 is shaping up to be an exciting and intentional year. Clients are still building beautiful homes, but there is a noticeable shift toward being more informed, more strategic, and more connected to the decisions being made along the way.


We’re also seeing a mindset shift when it comes to timing, especially around interest rates. Instead of waiting for the “perfect” moment, more people are focusing on what makes sense for their life right now and planning smartly for the future.


1. More Thoughtful Budget Conversations


Budgets are not necessarily smaller, but they are more intentional. Transparency and open conversations allow clients to better understand where their investment is going and prioritize what matters most long-term.


Rather than waiting to have these conversations further down the road, we’re seeing them happen earlier in the process. This allows everyone to get aligned from the beginning and create a home you truly love that also fits comfortably within your budget. Having these discussions early also helps minimize surprises along the way. With a clear understanding of priorities, allowances, and overall scope from the start, we’re able to build more accurately, reduce change orders, and keep the process running more smoothly.


We’re seeing more focus on:

  • Structural integrity

  • Energy efficiency

  • Generator planning

  • Longevity of materials

  • Everyday functionality


This shift allows us to guide decisions with purpose and create homes that not

only look beautiful, but are built to last.


2. Build vs. Buy Is Still a Big Conversation


Many clients explore existing homes before ultimately circling back to building.


Inventory can feel limiting when layouts do not function well or finishes do not reflect personal style. Renovations can be a great option, and we’ve seen some incredible transformations, but costs can sometimes sneak up depending on the scope, age of the home, and what is uncovered. They require the right strategy, timing, and expectations to be successful.


At the same time, there are situations where buying can make sense when it comes to securing the right lot, being in a specific neighborhood, or getting into the school district that feels right for your family.


Building offers customization, but it also comes with a greater level of time, decision-making, and planning.


What feels different now is that clients are weighing these options more intentionally and choosing what best fits their family, their budget, and their timeline.


Having the right builder, lender, and agent aligned early helps create a smoother process with clearer expectations from the beginning.


3. Design and Function Are Working Together


Homes today are being designed to live well, not just look good.


We’re seeing more attention given to layouts, storage, lighting, and thoughtful details that support everyday life. The goal is a home that feels cohesive from the inside out, where design and function work together seamlessly.


4. Early Decisions Are Driving the Process


Selections are playing a bigger role in timelines than many people expect.


Items like windows, lighting, plumbing fixtures, millwork, and stone often come with longer lead times. Clients who engage early in this process tend to experience smoother builds, fewer delays, and better alignment with their vision.


Even when it feels early, those decisions help set the pace for the entire project.

 

5. The Builder Relationship Matters More Than Ever


With so many moving parts, the relationship between builder and client is key.


We’re seeing more value placed on communication, transparency, and working with a team that is proactive and aligned. There is less focus on simply shopping prices and more emphasis on finding the right fit.


When that relationship is strong, the process flows more smoothly from start to finish.


6. Interest Rates Are Part of the Plan, Not a Pause


Interest rates are still part of the conversation, but they are not stopping it in the same way.


More clients are viewing building as a long-term investment and recognizing that waiting for the perfect rate is not always realistic. There is also more comfort in the idea of refinancing later when the timing makes sense.


It has become a factor to plan for, not a reason to put everything on hold.

If we had to sum up 2026 so far in one word, it would be intentional.


Clients are building with more clarity, more purpose, and a deeper understanding of how they want their home to look, feel, and function.
