Beyond the Square Foot

“What’s your price per square foot?”
It’s one of the most common questions we receive, and we completely understand why. It feels like a quick, simple way to compare numbers and get a starting point for your project.
But at BHC, we intentionally don’t quote projects that way — because square footage doesn’t tell the whole story.
Two homes can be the exact same size and cost very different amounts to build. The same goes for remodels and commercial spaces. Square footage pricing doesn’t account for foundation requirements, framing complexity, rooflines, window packages, structural upgrades, or the architectural details that make a space feel truly custom. It doesn’t reflect whether you’re dreaming of statement lighting and custom cabinetry, prioritizing long-term systems like a generator, or investing in specialty materials that elevate the overall design.
Every project is different because every client is different. There isn’t a “right” allocation, there’s only what’s right for you. And that’s exactly why your proposal shouldn’t look like anyone else’s.
At BHC, we don’t just price a project — we learn it.
As a team, we study the plans. We walk through the details. We review the scope line by line. We ask thoughtful questions. We think through how the space will function, how it will feel, and how it will serve you long-term. By the time we present numbers, we’ve invested time in understanding not just the drawings, but your priorities, and your vision.
Every plan is an opportunity to collaborate — internally with our estimating, design, and construction teams, and externally with architects, engineers, trade partners, and of course, you. We are motivated in learning the “why” behind your decisions, discussing possibilities, and shaping something thoughtful and well-executed together. No two projects are the same, and that’s what makes this work meaningful to us.
And that includes the details that may seem small at first glance:
• The lay of your tile
• The number of paint colors throughout the home
• Your window color selection
• Trim profiles and materials
• Cabinet configurations
• Lighting placement
All of these elements are discussed. All of them influence scope. And all of them impact cost.
We believe those details matter both aesthetically, and financially. When they’re thoughtfully defined early, they don’t become surprises later.
Our proposals take longer — and that’s intentional.
Before hard numbers are finalized, we meet and visit with you. We provide a detailed “homework” sheet to understand what matters most. We talk through priorities, expectations, and selections. We clarify where you want to invest and where you prefer to be mindful.
When it comes to remodels, we take that diligence even further.
We love transformations! Opening up walls, reworking layouts, refreshing exteriors, and reimagining how a home can function really are always exciting projects. However, meaningful transformation requires more than vision…it requires strategy and well thought out timing.
Before anything happens onsite, we collaborate internally and use our software to visualize layout changes, evaluate structural implications, and understand how modifications will affect the overall flow of the space. We carefully assess what’s happening behind the walls — structural supports, mechanical systems, utilities, and how new work will tie into existing conditions.
Remodels aren’t only about what you see, and unfortunately things can come up that aren’t expected. Our goal is for us and our client to fully align and understand the scope, both the hidden complexities and the visible finishes, so expectations are clear from the start. That thoughtful planning allows us to approach renovations with confidence, clarity, and realistic budgeting — reducing surprises and creating a smoother overall experience.
An experience worth investing in.
For many families and business owners, this is one of the largest investments you’ll ever make. We don’t take that lightly. When we take the time to fully understand the plan and align on numbers upfront, projects run smoother. Communication improves. Delays decrease. Change orders are minimized. Expectations stay aligned. And the overall experience becomes exciting for both of us!
Construction is a dynamic process.
In construction, there is always the possibility of adjustments as a project unfolds. What we work hard to ensure is that your budget is established with care, clarity, and transparency from the start. Our goal is to build a strong financial foundation early so decisions feel steady and informed, and not reactive when adjustments are needed to meet your goals.
At BHC, we don’t sell square footage. We build residential and commercial spaces that reflect the people and businesses behind them. Every project deserves more than a formula.
If you’re looking for a team that will sit at the table with you, study the details, collaborate thoughtfully, and learn your priorities, we would be honored to start that conversation.
Because in the end, this isn’t just about numbers. It’s about building something you feel proud of from the very first meeting to the final walkthrough!
With love,
Lauren Mayfield & The BHC Team
