Before reaching out to a builder, the journey of designing your dream home begins with an idea. During this time, you'll gather inspiration by browsing through platforms like Pinterest or other resources, collecting images of homes that resonate with you. As you explore, you'll start identifying the features you love, as well as those that don't quite fit your vision. This phase is all about you and your partner discussing your goals for your future home—whether it's the square footage, layout, or specific style elements you want to incorporate. It's a time to dream big, define what works for your lifestyle, and lay the foundation for the home you've always envisioned.
2 | THE PLAN
Architectural Design Consultation
Our process begins with a design consultation, where we sit down with you to kick off the creation of your custom home. During this meeting, an experienced project manager will review any designs you've already considered and discuss your must-have features for the layout of your home. Acting as a liaison between you and the architect, our project manager ensures that your vision aligns with the project’s overall feasibility. After the meeting, our architect will begin transforming your ideas into a detailed design plan.
Preliminary Plans & Plan Review
Once the preliminary architectural designs are ready, you'll have the opportunity to review them and suggest any changes. After you've approved the floor plan and elevations, you'll meet with your project manager to go over the plans in detail. This is the stage where final design changes can be made. At the end of the meeting, we'll provide you with some "homework" to help us prepare an accurate bid.
Budget Review & Final Proposal
After reviewing the preliminary budget, you'll have the chance to include options, add-ons, and potential upgrades. This helps refine the scope and cost of your project. Once all adjustments are made, we’ll finalize the proposal to ensure it aligns with your vision and budget. At this stage, if you’re using a lender, we encourage having all necessary documents signed and ready to keep the project moving forward without delays.
Design Selections & Specifications
During this phase, you’ll make important design decisions for your custom home. Depending on your preferences, you can choose to utilize our design services—where we assist with ordering samples, creating mood boards, and meeting in person—or you can make these selections independently and submit them to us. Either way, it's important to finalize these choices upfront to ensure a seamless transition once construction begins. Now is time to finalize your design details, from plumbing fixtures and windows to roofing and appliances.
Pre Construction Meeting
Once the final proposal is signed and a week before breaking ground, we’ll meet to review the project plan and construction schedule, ensuring that you're informed on our building process. We'll also discuss the payment schedule and outline what to expect throughout the build, including key milestones and regular progress updates. This meeting ensures everything is in place and ready to go before construction begins.
3 | THE BUILD
After all the hard work upfront—designing your floor plan and selecting finishes—it's time to sit back and relax while we handle the heavy lifting. During the build phase, you can expect regular weekly updates from your project manager, along with key site inspections. At the end of this phase, you’ll have a beautiful, completed home that’s ready for you to move into and call your own.
